Abstract
This thesis examines the practice of urban land consolidation (ULR) in several key countries for its implementation, such as Japan, Germany, the Netherlands and Nepal, focusing on its contribution to the socio-economic and environmental sectors.
Through a comparative analysis of legislative frameworks, case studies and outcomes in these countries, it assesses the effectiveness of urban consolidation in enhancing urban development, addressing socio-economic challenges and promoting environmental sustainability. The findings highlight the different approaches to implementing urban reclamation and their impacts on land use, infrastructure development, housing provision and social well-being.
The study reveals the crucial role of urban land consolidation in facilitating urban growth, improving land use efficiency and enhancing public infrastructure in Japan, Germany, the Netherlands and Nepal. Furthermore, it identifies how it impacts socio-economic development by promoting equitable access to land, and how it strengthens social sectors and promotes environmental enhancement and conservation of natural habitats alongside urban development.
Based on these insights, the thesis supports the adoption of urban land readjustment principles and practices in Cyprus which have been recently included in a Biel submitted in the parliament for approval. Given the country's rapid urbanization, land scarcity and increasing socio-economic and environmental challenges, urban reforestation offers a solution to promote sustainable urban development. By integrating urban rezoning into urban planning and policy frameworks, Cyprus can fulfil its potential to optimise land use, strengthen infrastructure and improve living conditions, while promoting socio-economic well-being and environmental resilience.
